Feasibility Studies
Before a project begins, assessing the viability - no matter the size or context - is essential. We'll get to work assessing your brief, considering planning permission requirements, financial implications and the construction demands of your site.
Concept Design
Whatever sparks your project's journey - whether it is a moment of inspiration, a problem that needs solving or a desire that wants indulging - we work with you to develop the feasibility of it, translating your brief into diagrams, sketches, visualisations, or drawings.
Planning Applications & Negotiations
Once everyone is happy with the developed design, we will prepare the relevant documents and reports for planning. This proposal will detail architectural form, massing, material choice and floor plan layouts. We'll also do all the liaising with consultants and the Local Authority.
Technical Development & Detailed Design
As the name suggests, this stage covers the nitty gritty detail of your project. We produce the technical information necessary to navigate building control, coordinate construction and tender to contractors. In-depth strategies with specialists will establish the structural, heating and cooling, and lighting approaches.
Construction Preperation
It almost goes without saying that contractors need a formal set of construction documents in order to know what to build, when. Once we have assisted you in appointing a builder, we'll develop an extensive plan, resolving any engineering issues and working with specialist subcontractors where necessary.
Contract Administration & Site Representation
The process of watching your project move from paper to reality can be both exciting and overwhelming. We can be readily available - on site - to guide you through the complexities of building - from liaising with your contractor to resolving any unforeseen changes.
Project Managemenet
Whether it's a bespoke staircase or a high-end home that needs realising, projects have endless moving parts. Our hyper organised project managers ensure the right people are carrying out the right tasks at the right time through meticulous scheduling and coordination.
Procurement
A wide array of materials and finishes are needed for a successful build - from light fittings to fridges, bespoke kitchens and quarried limestone flooring, everything must be carefully ordered and scheduled to hit the move-in date. We can do all of that for you.
Interior Design
Synchronicity between exterior and interior design makes for extraordinary architecture. With our architects and interior designers working under the same roof this process is seamless, enabling us to create personal spaces that respond to lifestyle preferences and encapsulate that unique feeling of "home".
Visualisation
Two dimensional plans can't convey the feeling of being in a space, so we use visualisation software to produce realistic images that bring the process to life from concept to planning. We develop visuals that reflect your lifestyle and your sense of style to allow you to fully experience our proposed designs.
Construction Management
In combining our contract administration, project management, procurement and construction management roles, we can have complete oversight of your project, leaving the full responsibility of the build to us and giving you peace of mind that everything is in hand.
Employer's Agent
You may want to involve a wider team to design and construct your Studio Fonder project. The employer's agent role means we can remain as the main point of contact for the delivery team, continuing to monitor the build on your behalf - available if you're tied up at work or on holiday.
Aftercare
Once your foot is over the threshold, we don't disappear. Our team will be right by your side to ensure your home or space operates exactly as it should, resolving any hiccups as they arise. That even means contacting specialists or contractors to get you up and running again.

We have the commercial knowledge to create buildings that are pristinely designed and financially viable. Pre-concept, we can work on the early stages of a project to get the right quantum on site to ensure thorough financial planning.
